3 Steps to ensure a happy tenure;


1. When renting a residential or commercial property there are certain expectations from both the landlord and tenant. The landlord expects timeous payment of rent, and the tenant expects the full use and privacy of the property.


2. Any verbal agreements between the landlord and tenant regarding the property, and any special conditions must be communicated in writing, signed and dated by both parties as an addendum to the lease agreement. This ensures that when a dispute arises there is a written record of responsibilities agreed on by both parties.


3. Any issues regarding the property maintenance or lack thereof, whether the responsibility of the landlord or tenant must be reduced to writing. If you receive an SMS or call from the aggrieved party, please send a confirmation e-mail to record the discussion.


If these steps are ignored you would probably need to seek legal assistance to resolve the dispute through a court of law. This is very expensive and time consuming. Check every clause of the lease agreement and seek clarity on any terms or conditions you are unsure of.
